A luxury custom home usually goes wrong in the same place: a beautiful set of high-end drawings that was never priced against what they actually cost to build. Elevations get approved, millwork gets specified, and the first honest number arrives months later, when changing anything is expensive.
We work the other way around. Dan sits down with you and your architect while the drawings are still cheap to change, and puts real cost against the details that carry the finish level — the ceiling treatments, the stone, the window packages. The house you approve is the house we can actually build, at a number tested before you committed to it.

You will know what was finished last week, what is scheduled next and where the budget stands, because we tell you before you have to ask. We build on the Oregon Coast, and Shorepine House in Pacific City is the one to look at — a coastal build carried by the same crew that runs our inland work. The 2025 NW Natural Street of Dreams home is the other honest measure of the finish level we hold to, since a show house is inspected by thousands of people at close range.
One practical note for an Astoria lot: wind exposure and salt-laden air drive envelope decisions more than anything else here. Cladding, fasteners, flashing and glazing all get specified against that, and those choices belong in the drawings rather than in a substitution made later on site.
The Finish
Engineered oak floors, custom oak cabinetry, quartz and granite counters, vaulted ceilings, heated floors in the primary suite, spa-style baths. None of that is unusual to specify, and a specification is not a finish level.
