The trouble in high-end residential work rarely begins with the architecture. It begins with high-end drawings that were never priced against what they actually cost to build, which leaves the budget conversation until the point where every answer is a deletion.
We price as we design. Dan joins you and your architect early, while the drawings are still cheap to change, and attaches real cost to the elements that carry a house at this level — structure, glazing, stone, millwork. That way the plan you approve has already been tested, and selections get made once, with the whole house in view rather than room by room.

One team carries the job from foundation to final walkthrough. Progress, schedule and budget arrive before you go looking for them. The subs and suppliers on the job have worked with us for years, and that continuity accounts for most of the difference between a build that keeps its dates and one that does not.

Our Portland metro work is anchored in Happy Valley: Ridgeview House at 3,313 square feet and Heritage House beside it. Between them they show how we run a metro build and hold a finish level through it. The 2025 NW Natural Street of Dreams home is the other measure, and it is the one that thousands of visitors examined at arm’s length.
One thing worth doing early on a Dunthorpe lot: get a geotechnical report before the design is fixed. Soil and slope vary sharply from parcel to parcel here, and they drive foundation design more than anything else. Knowing what is under the site is considerably cheaper than redrawing a foundation after the plans are complete.
The Finish
Engineered oak floors, custom oak cabinetry, quartz and granite counters, vaulted ceilings, heated floors in the primary suite, spa-style baths. A list like that is table stakes at this price and proves nothing by itself. What proves something is a house where the trim returns correctly at every corner and the reveals are still consistent in the last room finished. The final five percent is the real comparison.
