Most luxury builds go sideways for one reason: a set of high-end drawings that was never priced against what they actually cost to build. The design gets finished first, the number arrives second, and everything after that is a discussion about what to give up.
We invert it. Dan sits with you and your architect while the drawings are still cheap to change, and the design is costed as it develops rather than once it is done. Rooms get sized for the way you actually cook, work and have people over, and the selections that set the finish level are made once, deliberately, with the whole house in view.

Building in Felida, WA
Clark County is home ground, not a market we moved into, and two builds make the case. Columbia House is a 3,279 square foot modern farmhouse near the Vancouver Waterfront, with a separate 740 square foot accessory dwelling and its own garage. Northview House in Ridgefield runs 3,556 square feet of board-and-batten around a double-island kitchen.
For a Felida lot, the useful early step is a geotechnical report. Soils vary noticeably across this part of the county, and what is under the ground drives footing and foundation design more than the floor plan above it does. Finding that out before the drawings are finished is far cheaper than redesigning a foundation afterward.
The Finish
Custom oak cabinetry, engineered oak floors, quartz and granite counters, vaulted ceilings, heated floors in the primary suite, a mudroom that earns its keep. Writing that specification is the easy part of a luxury build. Delivering it means someone competent is in the house during the final months, checking reveals and returns before the painter closes them in. That last five percent is where builders genuinely differ. Ordering the cabinetry is easy. Scribing it cleanly to a wall that is not dead plumb is the skill you are paying for.
