High-end drawings are the easy part. The hard part is that they are usually produced without being priced against what they actually cost to build, so the budget conversation happens after the design is locked, when the only lever left is subtraction.
We price the design while it is being drawn. Dan is in the room with you and your architect early, when a change costs an afternoon rather than a redesign, and puts numbers against the choices that carry the finish — structure, glazing, stone, cabinetry. The plan you approve is buildable at the figure you were given, which is a lower bar than the industry usually clears.

Happy Valley is where our Portland metro work sits. Ridgeview House is 3,313 square feet here, and Heritage House is a second build in the same city. That is a rare thing to be able to say on a page like this: the projects are not borrowed from another region to make a point. The 2025 NW Natural Street of Dreams home rounds out the record.
One practical matter on a Happy Valley lot: slope and soil vary a great deal here, and they drive foundation design more than the floor plan does. A geotechnical report taken before the design is fixed usually costs a fraction of what it costs to redraw a foundation once the drawings are complete.
The Finish
Engineered oak floors, custom cabinetry, quartz and granite counters, vaulted ceilings, heated floors in the primary suite, spa-style baths. That specification appears in nearly every proposal at this price. What it cannot tell you is whether the reveals stay consistent from the first room to the last, or whether anyone was still inspecting the work in month eleven. The final five percent settles the question. Choosing the material is an afternoon. Holding the same tolerance in the last room as in the first is a discipline that runs for a year.
